Stay Ready: Annual Inspection Tips for Housing Providers! |
Inspections typically occur around the same time each year as your initial inspection. Conducting a walkthrough with your tenant ahead of time helps identify and resolve issues early—saving time, avoiding delays, and preventing failed inspections.
Why Does EDEN Conduct Inspections?Housing Quality Standards (HQS) inspections ensure that participants live in homes that are decent, safe, sanitary, and in good repair. A unit must pass an initial HQS inspection before a move-in with rental assistance. Afterward, units are inspected annually as long as assistance is provided. In addition to annual inspections, EDEN may conduct emergency, special, complaint, or quality control inspections as needed. If a unit does not pass an annual inspection, all failed items must be corrected for assistance to continue. Owners or property managers are typically required to complete repairs within 30 days, or sooner if specified in the inspection report. Life-threatening conditions must be addressed within 24 hours, as required by federal regulations. If repairs are not completed within the required timeframe, rental assistance payments may be withheld. Tenants are not responsible for EDEN's portion of the rent during this time. Once repairs are made and the unit passes a reinspection, payments will resume and be prorated from the date the unit passes. While maintaining the unit to HUD standards is generally the responsibility of the housing provider, tenants are responsible for any damages they cause. All lease-related matters should be resolved directly between the owner and tenant. Seasonal ConsiderationsSome items—such as exterior painting and certain outdoor repairs—may not be feasible during colder months.
